I think in this circumstance you’re probably dealing with a buyer who has a lot of other dummied up paperwork and is claiming a very different version of events.

Does the buyer have a notary willing to purger themselves? Because when I bought my house it took an hour and dozens of signatures. The sellers signatures were all over it as well.

If not it would be a waste of time. Deeds are typically notorized. My hometown had a massive scam being run like this a few years ago though.

More than likely what was signed was not a legal document just something to be used for a reference when forging the signatures. And, if they are willing to forge all the legal paperwork they are probably willing to forge the notary too.

You probably want the notary in on it.

Fake notary- very easy to prove deed is forged. Nearly instant perfect fraud prosecution.

Real notary’s acknowledgment forged- same.

Notary in on it- now we have a real question about whose lying about this deal.

Education is very often just a measure of privilege and compliance. I speak from experience: I have 2 Bachelor's degrees.

The hard parts were things like navigating the beaureacracy for the admissions and financial aid. It was hard showing up and putting time into all of the tedious bullshit work while also working a full time job to pay rent and bills. It was hard to spend the next decade tossing a huge chunk of my income every month towards student loans. The actual learning was definitely the easiest part.
